Florida humidity and materials

Wood, fasteners, and coatings behave differently when the air stays wet. Lumber stored on a slab can pick up moisture overnight; unfinished edges cup; cheap fasteners bleed rust onto paint. Small outdoor and garage builds in Central Florida need material choices that assume humidity, UV, and rain — not a dry warehouse climate. These notes are general guidance.

Lumber movement and storage

Wood expands and shrinks with moisture content. Sticker and elevate lumber off concrete; wrap loosely so air can move. Bringing wet wood inside an air-conditioned room and fastening it the same day is a classic path to gaps later. Acclimate when you can; seal end grain on pieces that will see weather.

Fasteners and hardware

Humidity plus occasional salt air inland still favors corrosion-resistant fasteners for exterior work. Electroplated “bright” screws stain and fail outdoors. Stainless or properly coated exterior fasteners cost more up front and bleed less onto light paint. Predrill near ends to reduce splits when wood is damp and soft.

  1. Match fastener coating to interior vs exterior exposure.
  2. Keep dissimilar metals from creating galvanic stains where possible.
  3. Use exterior-rated adhesives only where the joint can dry or is designed for the product.
  4. Inspect yearly for rust bleed on south and west faces.

Coatings and UV

Florida sun eats thin finishes. Opaque exterior coatings often outlast clear films on horizontal surfaces. Apply on dry stock within the temperature and humidity range on the can — “dry to the touch” in humid air can still trap solvent. Back-prime boards that will sit against masonry.

Is pressure-treated lumber always required? It depends on ground contact and local practice — not prescribed as a single rule here.

Can I paint the same afternoon it rains? Wait for the substrate moisture and label conditions; humid air stretches dry times.
